Adson Homes provides the most comprehensive list of inclusions within your contract price available. THIS COULD SAVE YOU THOUSANDS. When you build with Adson, your relocatable home is built on time and on budget, every time and ready to move in.  While our standard designs are all inclusive, we are happy to customise your chosen design to your specifications.

Contract Inclusions

  • Fixed price contract
  • Construction drawings for council
  • Relevant council fees and approvals (as required by contract)
  • Engineer’s soil test
  • Structural engineer’s frame inspection and certificate
  • Concrete footing design (classification ‘M’)
  • Stumping on site to approx 720mm from ground level on galvanised steel columns
  • 100Km of transport ($8 per Km per truck thereafter)

Exterior Inclusions

  • External vinyl chamferboard cladding (choice of colours)
  • Galvanised steel chassis with structural I-beam joists and structural sheet flooring
  • Timber walls and roof framing, external walls entirely braced with ply sheeting and internal walls where required
  • Colorbond roofing and guttering
  • Powder coated aluminium windows with insect screens (Choice of colours)
  • External hose tap
  • 3 timber step treads to entry doors (may vary depending on site)
  • Exterior front & rear entry doors with security screens (as per plan)
  • R1.5 insulation to roof (Anticon)
  • R1.5 insulation to walls
  • Shot edge flooring to patios

Interior Inclusions

  • Raked ceilings to living areas (where applicable)
  • Plasterboard internal linings with 50mm cornice
  • 42x12 colonial architraves and 68x12 colonial skirting
  • Fully painted with quality paints (gloss paint to architraves, skirting, doors and window jambs. 3 coats)
  • Internal doors colonial with lever door furniture (privacy where applicable)
  • Linen cupboard with 4 shelves (as indicated on plan)
  • Sliding vinyl doors with aluminium frames to wardrobes (as indicated on plan)
  • Hanging rail and single overhead shelf to all robes (as indicated on plan)
  • Floor coverings (from standard range) tiles to main living areas carpet to bedrooms

Bathroom & Laundry Inclusions

  • Bath big 4 white (if indicated on plan)
  • 45L laundry tub MC10 with suds bypass (as indicated on plan)
  • Pivot shower screen, clear glass and polished aluminium framing
  • Prefab vanity with mirror, mirror length of vanity by 900mm high (builders standard)
  • Ceramic toilet bowl with AAA efficiency dual flush cistern (builder’s standard)
  • AAA rated shower rose
  • Chrome double towel rail (as indicated on plan, builder’s standard)
  • Chrome toilet role holder (as indicated on plan, builder’s standard)
  • Hot and cold taps for washing machine positioned inside laundry cabinet
  • Floor tiles to bathroom, toilet and laundry over waterproof membrane (builders standard range)
  • Wall tiles (builder’s standard range)
  • 2m high to shower recess
  • 500mm high over bath
  • 1 tile high to vanity and laundry tub splashbacks
  • 100mm of tiles to skirting in bathroom, laundry and toilet
  • Tiled soap holder
  • Instantaneous gas hot water system (gas bottles not supplied)

Kitchen Inclusions

  • 600mm fully laminated kitchen cupboards with square of post formed tops
  • (Laminates from builders standard range)
  • Overhead cupboards with range hood (as indicated on plan)
  • Tiles 400mm high above kitchen benches
  • Solid 4 burner hotplates and under bench oven (2 burner to single wide cabins)
  • Microwave provision to wall oven tower (where applicable)
  • Stainless steel single bowl sink (builders standard)
  • Tapware (flick mixers throughout builder’s standard)
  • Dishwasher provision (owners request where applicable)
  • (Note kitchen designed by builder unless otherwise discussed)

  • Power points

    • 1 single to rangehood
    • 1 single to instantaneous gas hot water
  • 3 in 1 bathroom light
  • Exterior light to external openings
  • Hard wired smoke detector with battery backup
  • TV antenna connection and wire (antenna not supplied)
  • External meter box and circuit panel

BUILDING CONTRACT DOES NOT INCLUDE THE CONNECTION OF SITE SERVICES, ELECTRICITY, WATER, SEWER/SEPTIC, STORMWATER, GAS, TELEPHONE, OR ANETENNA. HOWEVER HOUSE IS READY FOR THESE SERVICES TO BE CONNECTED BY OWNERS SUBCONTRACTORS.
